Aluminium Partitions installation by Urban Shopfronts

Aluminium Partitions

Demountable aluminium partition systems for offices and commercial interiors. Single and double glazed, acoustic rated, and reconfigurable as floorplates change.

Aluminium partitioning is the framework most commercial interiors are divided with. The sections are slim, they carry glass without visible fixings, and — the part that matters to a facilities manager — the whole system comes apart and goes back together when the floorplate changes.

Urban Shopfronts installs aluminium partition systems across offices, clinics, showrooms and back-of-house areas. The same aluminium fabrication and glazing skills that go into a shopfront apply here; the difference is the tolerances are tighter and the work happens inside an occupied building.

Why aluminium rather than stud

A plasterboard stud wall is cheaper per linear metre and that is usually where the comparison stops. But stud is destructive to remove, it blocks daylight completely, and it is written off the moment the layout changes. Aluminium partitioning is a capital asset that moves with you. Tenants leaving a fitted floor frequently take the partitioning to the next building.

The systems we install are nominally demountable, meaning the head and base tracks, posts and glazing beads are mechanically fixed rather than bonded. A competent fitter can strike a run of glazed partitioning and reinstate it on a new grid line in a day.

Single glazed, double glazed and acoustic performance

Single-glazed partitions — one pane in a slim aluminium frame — suit meeting rooms, breakout areas and anywhere the privacy requirement is visual rather than acoustic. Expect around 28 to 32 dB Rw with a good perimeter seal, which is enough to take the edge off general office noise but not enough for a confidential conversation.

Double-glazed partitions carry two panes in a wider frame with an air gap and independent glazing lines. Properly detailed, with acoustic seals at head and base and a full-height cavity closer, these reach 45 to 48 dB Rw. That is the specification for HR rooms, consulting rooms, director's offices and anywhere a conversation must not carry.

The number on the system data sheet is a laboratory figure. What you get on site depends almost entirely on what happens above the ceiling and below the raised floor — an untreated plenum will leak sound straight over the top of a 48 dB partition. Where acoustic performance is a genuine requirement, we detail the partition to the structural slab, not to the ceiling grid.

Frames, finishes and integration

Standard frames are powder coated to any RAL colour; polyester powder coat to BS EN 12206 gives a durable finish that will not need redecorating. Anodised finishes are available where a metallic appearance is wanted. Slim-line systems reduce the visible frame to around 25 mm sightlines for a near-frameless appearance at lower cost than a true butt-jointed system.

Partitions rarely stand alone. We coordinate with the ceiling grid, raised floor, lighting layout, sprinkler heads, small power and data containment, and the fire strategy. Getting that coordination right before fabrication is the difference between a clean installation and a fortnight of remedial work.

Doorsets and accessibility

Partition doorsets are specified as part of the system rather than bought in separately. We install single and double leaf, hinged and sliding, timber and fully glazed. Where a door forms part of an accessible route, Approved Document M applies: a minimum 800 mm clear opening width, manifestation on glazed leaves, opening forces within the 30 N threshold, and ironmongery operable with a closed fist.

Fire-rated partitioning

Where a partition forms part of a compartment line, it must be fire rated and certified as a complete system — frame, glass, seals and doorset tested together. We supply and install EI30 and EI60 rated glazed partitioning with the corresponding test evidence. Fire-rated glass is not interchangeable with toughened glass, and a fire-rated frame with the wrong glass in it provides no protection at all.

Installation in occupied buildings

Most of this work happens around people who are still trying to do their jobs. We work evenings and weekends where the programme requires it, dust-screen the work area, use extraction on cutting, and protect floor finishes and lift lobbies on the route in. Materials are delivered to suit the building's loading bay restrictions rather than ours.

How It Works

From initial enquiry to completed installation — here is what to expect when you choose Urban Shopfronts for your aluminium partitions project.

1

Layout Review

We work from your floor plan or space plan, checking the proposed grid against the ceiling layout, lighting, sprinklers and floor boxes before anything is priced.

2

Site Survey

Our surveyor measures slab-to-slab heights, checks floor level across the run, and confirms what sits in the ceiling void and floor cavity. Partitioning is unforgiving of assumed dimensions.

3

Specification and Quote

We confirm single or double glazed, acoustic target, frame finish, doorset schedule and any fire rating, then issue a written quotation against that specification.

4

Fabrication and Programme

Frames are cut and finished to survey dimensions and glass is toughened to size. We agree working hours, access and delivery windows with the building manager before mobilising.

5

Installation and Handover

Tracks set out from datum, posts plumbed, glass installed, doorsets hung and adjusted, seals fitted and the area cleaned. You receive the O&M information and any fire certification.

What Do Aluminium Partitions Cost?

Partitioning is priced per linear metre of run at standard floor-to-ceiling height, with doorsets priced separately. The spread is driven mostly by whether the system is single or double glazed and what acoustic performance is required.

Single glazed partition (per linear metre)£190 – £320
Double glazed acoustic partition (per linear metre)£340 – £560
Fire-rated EI30 glazed partition (per linear metre)£480 – £780
Single glazed doorset, complete£850 – £1,400
Double doorset, complete£1,500 – £2,400
Strike and reinstate existing partitioning (per linear metre)£60 – £110

Guide ranges for planning only, excluding VAT. Occupied-building and out-of-hours working carries a premium. Every job is quoted from a site survey.

Aluminium Partitions — Frequently Asked Questions

Single glazed carries one pane in a slim frame and gives roughly 28 to 32 dB Rw — adequate for meeting rooms and breakout space where the requirement is visual privacy. Double glazed carries two panes with an air gap and independent glazing lines, reaching 45 to 48 dB Rw, which is what a confidential conversation needs. Double glazed frames are wider and cost roughly 70 to 80 per cent more per linear metre.

Yes, and this is the main reason they are specified over stud. The head and base tracks, posts and glazing beads are mechanically fixed rather than bonded, so a competent fitter can strike a run and reinstate it on a new grid line in about a day. Expect to replace seals and some trims, and to make good the floor and ceiling where the original track was fixed.

Only if the detailing above and below is right. The figure on the data sheet is a laboratory result for the partition alone. If the partition stops at a suspended ceiling and the plenum above is open, sound travels straight over the top and you may see little better than 35 dB in practice. Where acoustic performance genuinely matters, the partition needs detailing to the structural slab with the void closed.

Yes. Approved Document M requires that full-height glazing in a building people use is marked so it is apparent — typically a manifestation band or applied pattern at two heights, one between 850 and 1,000 mm and one between 1,400 and 1,600 mm above floor level. Frosted vinyl, etched film and printed graphics all satisfy this, and it is commonly used for branding at the same time.

Most of our partitioning work is in occupied buildings. We work evenings and weekends where the programme requires it, screen the work area, use extraction on cutting, and protect floors and access routes. The practical constraints are usually the building’s own — loading bay hours, lift bookings and security access — so we agree those with the building manager before mobilising.

They can. Subdividing a floor changes escape routes, sprinkler coverage and smoke detection zones. Where a partition falls on a compartment line it must be fire rated and certified as a complete system. Where it simply divides open-plan space, the sprinkler and detection layout may still need adjusting to maintain coverage in each new room. We flag this at layout review rather than after installation.

People Also Ask

How long does office partitioning take to install?
A straightforward glazed run of 10 to 15 linear metres with one doorset is typically a two to three day installation once materials are on site. Fabrication lead time is usually the longer element — two to four weeks from confirmed survey dimensions, depending on glass specification and frame finish.
Are aluminium partitions better than glass partitions?
They are not alternatives — almost all glass office partitioning is held in an aluminium frame. The real choice is how much frame you want to see. Framed aluminium systems show a visible section around each pane and cost less; frameless butt-jointed glazing removes the intermediate posts for a cleaner look at higher cost and with more constraint on acoustic performance.
Do I need planning permission for internal partitions?
Internal partitioning within an existing commercial unit does not normally require planning permission. Building Regulations can still apply — particularly Part B for fire, Part M for accessibility of doorsets, and Part E for sound insulation in some building types. Listed buildings are the exception, where internal alterations may need consent.
